Here’s why the Hunter Valley is the place to invest in 2022

The Hunter Valley property market has been steadily increasing in the past 3 years, with median house prices growing by 27.1% and units by 32.3% in 2021. The region’s vacancy rates have remained low at 0.7% (compared to the Sydney metro’s 2.8%), with the median house rental price increasing to $480 per week. This shows a strong rental demand, even throughout COVID-19, and therefore investors can be confident of a real return on investment.

With a median house price of $597,500 and median unit price of $430,000 (as of August 2021), with values predicted to soar into 2022, compared to Sydney’s median house price of almost $1.5million and median unit price of $800,000, prices in the Hunter region are still affordable for those looking to get their foot in the property market.

The Hunter Region is set to boom in the next 5 years

The NSW Valuer General’s report for 2020-2021 shows a boom in regional and coastal housing markets. So whether you purchase in the Hunter region as an owner-occupier or investor, you will enjoy an increase in your capital investment and strong demand for your rental property.

The Hunter Valley contributes over $34.7 billion to the NSW economy, making it the largest economy in regional NSW, with mining accounting for 38% of output in the region. With a population of 740,675, an abundance of vineyards, world-class restaurants, beautiful beaches, and wildlife reserves, it attracts over 2 million tourists each year—all within just a 2-hourdrive from Sydney.

The Hunter region is ripe for the picking for investors with many infrastructure projects underway such as medical and educational facilities and research centers such as the Hunter Medical Research Institute (HMRI) and the CSIRO Energy Centre, and still affordable housing.

Besides major infrastructure projects planned underway, the Hunter Valley is one of the most popular tourist destinations outside of Sydney, with more than 150 wineries, excellent restaurants, and plenty of outdoor activities.

Here are the reasons why you should invest in the Hunter Valley:

1. Rapidly rising employment opportunities – the Hunter Region’s economic growth is predicted to increase by 75% by 2036.

2. Nearby Newcastle is undergoing a transformation into a global “smart city,” which means more tourist dollars will be injected into the Hunter Region. In 2019 alone, tourism injected nearly $3 billion into the Hunter Region economy.

3. It is connected to essential shipping ports across Asia-Pacific through the nearby Port of Newcastle. A dedicated cruise ship facility in the Port of Newcastle also reflects the strength of the tourism industry in the region.

4. Strong local industries such as local defence, education, health, aerospace, tourism, mining, and advanced manufacturing injecting thousands of jobs in the region.

5. Nearby Newcastle University (a global top 350 University) provides a diverse talent pool and industrial research connections.

6. The planned Williamtown Special Aviation Precinct, a defence and aerospace hub in Williamtown 20 minutes from the Hunter Region, will attract more businesses and jobs in the region.

The Huntlee Estate

One of the newest towns in the Hunter Valley, Huntlee Estate is nestled in the beautiful Hunter Wine Region, Australia’s oldest wine-growing region, just 45 minutes from Newcastle. It will be a master-planned town of 20,000 people spread across four villages and a Town Centre at its heart once completed, embracing art, culture, entertainment, business services, education, recreation, and much more.

The town is a perfect mix of relaxed, country living, and urban convenience. A rural location that’s not too far from the city. The ideal escape from the hustle and bustle of city living, surrounded by rich, natural bushland. There are plenty of wide-open spaces for cycling, walking, fresh air, and freedom in the valley, with more beautiful parklands planned in the future. With 160 hectares of stunning parklands, there are plenty of open spaces for families to enjoy.

There is plenty of affordable houses and land options to choose from, and every home is designed with environmental sustainability and modern living in mind. More and more families call this place home, and a tight-knit community has formed in the estate.

In terms of convenience, the nearest towns are Newcastle, Cessnock, Maitland, and Singleton, with a range of employment opportunities available. The closest shopping centres are located in Singleton, Cessnock, and Rutherford, all within 20 minutes’ drive. And with increasingly more people working from home, the super-fast internet makes that an easy feat.

As for education, there are well-established primary, high school, and tertiary schools in the nearby towns, including Newcastle University and upcoming schools planned in the future. Afuture primary and secondary school is in the works for Huntlee Estate, so you will never be short on education options. There’s also the Huntlee Early Learning Centre, a 164-place early learning facility that boasts three nursery rooms, two toddler rooms, two junior rooms, and two school readiness rooms.

For entertainment, there is nearby Huntlee Tavern, and gyms, cafes, and many other exciting new facilities are coming soon.

Huntlee Estate is also easily accessible by road, rail, or air. It’s just minutes from the M15 Hunter Expressway to Newcastle, M1 to Sydney, 5 minutes from Branxton train station, and 50 minutes from Newcastle Airport. Branxton train station is just walking distance of the estate. There are also several public and private bus lines that will service Huntlee.

Over the next 20 years, $1.5billion will be invested in Huntlee, generating thousands of jobs and private and public sector investment.
