So when the painful decision comes to sell your much-loved family home, you want to find an agent whom you trust and who values your home as much as you do, not just the potential sale that can come from it.

There are dozens of highly-skilled and professional agents around the area, and choosing one can be confusing in a time that can be highly emotionally charged. So how should you go about choosing an agent?

How to choose an agent 

There are plenty of ways to find good real estate agents. There’s a personal recommendation from a friend, seeing advertisements that resonate with you, or from your research. Ideally, you should use a combination of these three methods when finding your ideal agent. 

Look around at the advertisements and see if there are any that appeal to you – intuition can provide excellent guidance when making a significant decision. Seek out personal recommendations from trusted friends, ask why this person was a great agent, and lastly, do your research to validate their suggestions and your gut instincts.

Here are our tips to help you find the right agent. 

1. Their skills and experience

How long have they been practising? Watch out for older agents who may have extensive skills and experience but lack enthusiasm for your property. On the other hand, some younger agents are enthusiastic but lack extensive skills and training.

To find out an agent’s skill and experience means more than just reading their bio or looking at their advertisement. We recommend meeting with them and talking to them to discuss your goals and expectations, and finding out exactly how they will get the results you want.

2. What services do they offer?

What kind of services will they offer in relation to advertising and marketing, and how much will they charge for this? It’s essential to find an agent who will work hard to promote your property and be upfront about hidden costs or conditions. 

Before signing anything, be clear about what you are signing up for. Always read the fine print, so there are no unpleasant surprises.

3. What are their recent sales successes?

What properties have they successfully sold in your area? It’s important to note that just because they give you a high valuation doesn’t necessarily mean they are the right agent for you. A property with an unreasonably high price won’t help it sell. Ideally, they should be able to justify the value they’ve given to your home.

4. Are they friendly and approachable?

Do they have excellent communication skills, and are they easy to talk to? Will you be dealing with the same agent throughout the process, or will you be shuffled around to different people? It’s essential to find someone you feel comfortable with throughout the process, and also, sometimes having a good “gut feeling” about someone is a good omen, so don’t ignore your intuition.
